Expat-friendly areas
Jiefangbei, Yuzhong (解放碑)
The historic and commercial core. Dense, loud and supremely convenient, with the city's strongest nightlife. Older towers here can lack modern insulation and soundproofing.
Best for: Singles, nightlife, walkabilityGuanyinqiao, Jiangbei (观音桥)
Modern business hub with new high-rises and big malls — the current favourite for young professionals and corporate assignees. Premium 3-bedroom units run past ¥12,000.
Best for: Professionals, modern buildingsYubei District (渝北)
North of the core, where the premium villa compounds sit (¥13,800 – ¥25,000+). More space, more greenery, close to the airport.
Best for: Families needing spaceNan'an (南岸)
Across the river from the Yuzhong peninsula, with some of the best skyline views in the city and a slower pace — but cross-river bridge commutes jam at peak hours.
Best for: River views, quieter livingShapingba (沙坪坝)
The university belt. Cheapest central-adjacent rents (1-bedroom ¥1,300 – ¥2,500), lively student life, older housing stock — and a longer commute to the CBD.
Best for: Students, tight budgetsLease & deposit norms
Deposits are typically one month's rent, with premium or new units sometimes asking two. Payment cycles differ by channel: private landlords often still use 押一付三 (one month deposit, three months' rent paid ahead), while managed platforms use 押一付一. Standard leases run 12 months, and many contracts carry a one-month penalty for early termination — usually requiring 30 days' notice.
Agent commission is normally half to one month's rent, commonly split with the landlord. Managed platforms such as Ziroom charge a service fee of roughly 8%–10% of annual rent instead. Always agree the fee before viewing.
Where to search
Beike / Lianjia (贝壳·链家) has the deepest verified inventory; Wellcee is the English-friendly option for no-agent-fee listings and bilingual contract templates; Ziroom (自如) offers standardised furnished flats. Avoid 58.com and Anjuke — both carry a high risk of fake listings.
No central heating — and heavy humidity
Chongqing sits south of the Qinling–Huaihe line, so buildings have no municipal heating. Winters are damp and raw rather than freezing, and indoor temperatures can sit at 5–10 °C. When viewing, physically test the air-conditioner's heat mode, and budget for an electric heater, electric blanket and a dehumidifier — humidity stays above 75% year-round, and ground-floor or north-facing flats mould easily.
Mandatory police registration (24 hours)
⚠️ Every foreigner must register their address within 24 hours of moving in. In Chongqing you can do this online through the "重庆公安出入境" or "渝快办" WeChat mini-programs; if the digital route fails, go to your local police station (派出所) with your lease and passport. Late registration risks fines and visa problems.
