Expat-friendly areas

Tianfu New Area & Hi-Tech Zone (Gaoxin)

Modern infrastructure and corporate housing; dense with 1-BRs and serviced apartments. The default choice for newly arrived professionals.

Best for: Young professionals, tech

Tongzilin

The oldest expat enclave in Chengdu — still popular for its settled community, international supermarkets and amenities.

Best for: Established expat community

Jinjiang

Central core known for luxury residences (e.g. Yanlord Landmark) and riverside living close to the city center.

Best for: Upscale central living

Wuhou & Chenghua

Favored by younger expats and students; more shared rooms at ¥1,500–¥3,000 and a lively local scene.

Best for: Budget, students, shared living

Lease & deposit norms

Chengdu typically uses "one deposit, three prepaid" (押一付三) — one month's rent as deposit plus three months' rent up front. The exact split is negotiable; confirm it in writing in the contract.

Agent fees are tiered by price: budget rentals (<¥8,000) usually have the tenant pay ~100% of one month, mid-range is split 50/50, and luxury is often covered by the landlord. Always agree the fee before viewing.

Where to search

Beike (贝壳 / Shell) — the most accurate nationwide listings app; Wellcee (唯心所寓) — the go-to English platform for expat-to-expat sublets and verified-landlord listings; Ziroom (自如) — an institutional landlord with furnished flats; and local expat WeChat groups for sublets and roommates. Avoid 58.com and Anjuke — both now carry a high risk of fake "bait-and-switch" listings.

Mandatory police registration (24 hours)

⚠️ By law, every foreigner must register their residential address with the local Public Security Bureau within 24 hours of moving in. In Chengdu you can do this fully online via the official "Sichuan Police" / 四川公安 WeChat mini-program — no station visit needed. Some buildings also post a QR code at the entrance. Failing to register risks fines and trouble renewing your visa.
