The market standard is 押一付三 — one month's rent as deposit plus three months' rent paid in advance. Managed platforms such as Ziroom and Wellcee usually offer 押一付一 instead. Agent commission is 50% – 100% of one month's rent, nominally split equally with the landlord and highly negotiable in the current market. Standard leases run 12 months, and leaving early usually costs the full deposit unless the contract allows you to find a replacement tenant.
Where to search
Beike / Lianjia (贝壳·链家) has the deepest verified inventory and reliable price history; Ziroom (自如) is popular with expats because it offers an English interface, standardised furnished flats, e-contracts and repair service; Wellcee (唯心所寓) is the go-to for no-agent-fee shared flats and expat-to-expat sublets. Avoid 58.com and Anjuke — both are notorious for bait-and-switch listings.
No central heating — check for 地暖
Nanjing sits south of the Qinling–Huaihe line, so buildings have no municipal heating and winter temperatures regularly fall to −5 °C. Most older flats rely entirely on reverse-cycle air-conditioning, which pushes January–February electricity bills to ¥500 – ¥900 / month. When viewing, physically test the heat mode and check for double-glazed windows; in Hexi ask an agent to filter specifically for 地暖 (underfloor heating), which is increasingly common in newer premium buildings. Jiangbei New Area is piloting district heating.
Mandatory police registration (24 hours)
⚠️ Every foreigner must register their address within 24 hours of moving in. In Nanjing you can do this online through the 南京公安 WeChat mini-program (微服务 → 出入境 → 境外人员临时住宿登记) or the 我的南京 app; many buildings also post an 自主申报 QR code in the lobby. If the digital route fails, go with your landlord to the local police station (派出所). Late registration risks fines of up to ¥2,000 and visa complications.
