Expat-friendly areas

SIP — Jinji Lake core

The default expat bubble: international schools (SSIS, Dulwich), Suzhou Center Mall, clinics and an English-friendly waterfront. You pay a premium for convenience.

Best for: Most expats, families

Gusu District (old town)

Classical gardens and canals, lower rents, authentic local life — but older plumbing and fewer English speakers.

Best for: Culture seekers, budget

Suzhou New District

Modern, secure compounds with an international feel at lower rents than SIP core. Good middle option.

Best for: Value-seeking families

Xiangcheng / Yangcheng Lake

Quieter northern compounds near Yangcheng Lake — newer builds and a calmer pace, ~30 min to SIP.

Best for: Those wanting space & calm

Lease & deposit norms

1-month deposit + 3 months rent; SIP compounds are expat-friendly.

Where to search

Most expats browse on Lianjia / Beike (贝壳), use Ziroom (自如) for move-in-ready flats, or Wellcee (唯舍) to reach landlords open to foreigners. SIP relocation services help with school-linked compounds.

Platform caution: avoid 58.com and Anjuke — listing quality and practice issues make them poor fits for most expats.
