Expat-friendly areas

Jing'an

Central, walkable, West Nanjing Road shopping and the densest metro access. Upscale but convenient — the default first stop for new arrivals.

Best for: Young professionals, singles

Former French Concession / Xuhui

Tree-lined lanes, cafés, boutiques and restored lane houses. The most 'liveable' part of Shanghai for day-to-day life.

Best for: Couples, creatives

Pudong (Lujiazui)

Riverside finance district with modern towers, Century Park and shorter commutes for finance workers. Efficient rather than charming.

Best for: Finance professionals, families

Gubei / Changning

Established expat area with a strong Japanese & Korean community, international schools and Western supermarkets.

Best for: Families, Japanese/Korean expats

Hongqiao / Minhang

West Shanghai near Hongqiao airport & rail and international-school clusters. Suburban pace, car-friendly, popular with families.

Best for: Families, frequent travelers

Lease & deposit norms

1-month deposit + 3 months rent is common, though many Shanghai landlords now ask for two months' deposit (押二付一). 1-year leases are standard; some accept monthly. The standard agent fee is a flat 35% of one month's rent.

Where to search

Beike (贝壳 / Shell) and Lianjia (链家) for accuracy, SmartShanghai for expat listings, Wellcee (唯心所寓) for sublets, and Ziroom (自如) as an institutional landlord. Avoid 58.com and Anjuke — both now carry a high risk of fake "bait-and-switch" listings.
