Expat-friendly areas
Gaoxin — High-Tech Zone (高新区)
The most expat-friendly district for daily life: newer apartments, international-style clinics, malls and short commutes to corporate campuses. The default choice for new arrivals.
Best for: Professionals, modern livingQujiang (曲江)
A planned, greener district built around parks and lakes. Cleaner air and a quieter pace make it popular with families, though rents sit at the upper end of the city.
Best for: Families, parks, quietCity Wall Area — Beilin (碑林)
The historic core inside the Ming walls. Atmospheric and central, but traffic is poor and it gets noisy. Best for history lovers who don't mind the chaos.
Best for: History, central accessYanta (雁塔)
The university belt — cheap rents and a young, lively feel. A good fit for students and tighter budgets.
Best for: Students, budgetLease & deposit norms
Standard leases run 12 months. The usual payment structure is 押一付三 — one month's deposit plus three months' rent paid ahead. Clarify up front who pays the management fee (wuye fei) and the winter heating fee (nuanqi fei), since these are easy to overlook.
Heating & utilities
Xi'an has central (municipal) heating in winter, roughly Nov–Mar — but not every building is connected, so confirm it when viewing. Heating is billed seasonally in November (usually by the tenant), around ¥2,000 – ¥3,000 for the season by apartment size. Electricity and water are cheap (about ¥200 / month combined) and internet is about ¥100 / month.
Where to search
Ziroom (自如) offers managed flats with English-friendly contracts; Lianjia (链家) is the largest agency but generally needs Chinese; Wellcee is good for flatmates and no-agent-fee listings. Avoid 58.com and Anjuke — both carry a high risk of fake listings.
Safety
Xi'an is extremely safe at night. The main expat areas — Gaoxin, Qujiang and the center — are well lit and busy, and you can walk alone without worry.
