How much is rent in Beijing (2026)?
The gap between central districts such as Chaoyang and Dongcheng and outer districts like Daxing, Tongzhou and Changping is wide.
| Property type | Central (Chaoyang / Dongcheng) | Outer (Daxing / Tongzhou / Changping) |
|---|---|---|
| Shared room | ¥3,000 – ¥5,500 / month | ¥1,800 – ¥3,200 / month |
| One-bedroom (whole) | ¥7,500 – ¥15,000 / month | ¥3,500 – ¥8,000 / month |
| Two-bedroom (whole) | ¥12,000 – ¥22,000 / month | ¥6,500 – ¥13,000 / month |
| Luxury / serviced apartment | ¥25,000 – ¥60,000+ / month | ¥15,000 – ¥35,000 / month |
| Renovated hutong | ¥18,000 – ¥35,000 / month | — |
| Villa (Shunyi) | ¥40,000 – ¥90,000+ / month | ¥25,000 – ¥55,000 / month |
Traditional hutong vs. high-rise apartment
High-end renovated hutongs — courtyard houses — are now luxury product, often renting for more than a modern central high-rise. Unrenovated traditional hutong rooms still exist, but they usually lack a private bathroom.
Hidden costs and monthly extras
- Utilities: electricity, water, gas and internet together run about ¥400 – ¥900 / month.
- Heating: around ¥20 – ¥30 per m² for the season (November to March). Some rentals include it; in many private lets the tenant pays directly. Get it in writing before signing.
- Platform service fee: renting through a managed platform adds roughly 10% of rent, covering fortnightly cleaning and repairs.
Where foreigners search
- Beike / Lianjia — the mainstream professional platforms with the largest inventory.
- Wellcee — the preferred English-friendly app for expat-to-expat sublets, known for zero agency fees.
- Established English-language classifieds — a long-running resource for sublets and agency listings aimed at foreigners.
- Ziroom — standardised, furnished apartments with cleaning built in.
Agency commission
Traditional agencies charge about one month's rent. In today's cooler market those fees are highly negotiable and increasingly shared between landlord and tenant.
Your first 48 hours in Beijing
- Get a SIM card first. Without an activated Chinese mobile number you cannot register for Ziroom, Alipay or WeChat — nothing works.
- Set up your digital wallet. Bind your international Visa or Mastercard to Alipay or WeChat Pay; since 2025 foreign cards work for almost all everyday spending.
- Complete your accommodation registration. Foreigners must register their address within 24 hours. Hotels do it for you; in a private rental it is on you. The preferred route is the "北京公安出入境" WeChat mini-program.
Download Amap (高德地图) for navigation — Google Maps is inaccurate in China — and use the WeChat 乘车码 mini-program to pay for all metro and bus rides.
2025–2026 rules and tenant protections
- 押一付三 stays standard in private rentals: one month's rent as deposit, three months paid in advance.
- Rent escrow protection. Since 2025, agencies must hold rent in a third-party escrow account for any lease longer than three months — protection against agencies disappearing with the money.
- Fifth Ring Road easing. Purchase restrictions for non-locals outside the 5th Ring Road were relaxed or removed at the end of 2024, reshaping the outer-district market.
Beijing vs. Shanghai: is Beijing cheaper?
| Metric | Beijing | Shanghai |
|---|---|---|
| Average central 1-bedroom rent | ¥7,500 (median) | ¥7,500 – ¥8,500 |
| Overall cost of living | About 8% cheaper | Most expensive in mainland China |
| Housing style | More spacious; colder winters | Modern lofts; humid summers |
| Price-to-income ratio | 31.26 | 33.10 |
How to sign: key steps and clauses
- Verify ownership. Always ask to see the landlord's Property Ownership Certificate and ID card — the names must match exactly.
- Standard term. Most leases are one year. Make sure there is a break clause spelling out what happens if you need to leave early.
- Inventory. Do not sign without a detailed list of every piece of furniture and every appliance — and test each appliance during the viewing.
- Fapiao. If you need receipts for tax or employer reimbursement, confirm the landlord can issue one. Many private landlords will ask you to cover the tax, typically 3–5%.
Common mistakes
- Sublet fraud. Signing without checking the landlord's official ownership certificate and ID opens the door to illegal sublets.
- Deposit disputes. Photograph every flaw at move-in and get a signed inventory. Deposit disputes are common; document everything to protect your money.
- Prepayment risk. Paying a full year upfront for a discount exposes you heavily if the landlord sells or faces foreclosure during the term.
- Furniture bait. Listing photos often show high-quality furniture belonging to the current tenant, not the landlord. Confirm in writing what stays.
FAQ
Do I need a Chinese bank account to rent? Not strictly. A local account makes utility auto-payment easier, but you can get by without one — Alipay and WeChat Pay now accept international cards for most housing and living transactions.
Can foreigners live in any building? No. Foreigners are barred from certain older residential compounds and buildings near sensitive government facilities. Always confirm with the landlord or agent that the building can register foreign residents before paying a deposit.
Can I negotiate the rent? Yes — and you should. 2026 is a clear tenant's market, and discounts of 5% to 10% off the asking rent are common.
