Upfront costs & fees
The "2+1" deposit standard
Long-term leasing still uses strict "2+1": two months' rent as deposit plus the first month's rent at signing. In the centre it's hard to negotiate down.
Agent fee
Agents typically charge 50% – 100% of one month's rent as commission. The 2025 rules encourage a split-payment model (landlord + tenant share), but confirm before viewing.
Property management fee
Most modern estates charge this separately, ¥1.23 – ¥3.50 / m² per month depending on facilities.
Utilities: 2025 price adjustment
Guangzhou water rates rose sharply in mid-2025. Confirm the landlord charges the official residential rate, not commercial. Total monthly utilities (excl. internet) run ¥200 – ¥450, heavily dependent on summer AC.
- Water (Tier 1): ¥2.55 / m³ (from 1 June 2025).
- Electricity: ¥0.59 – ¥0.95 / kWh (tiered).
- Gas: ¥3.45 / m³ (standard residential).
- Broadband: typically ¥100 – ¥150 / month.
Where to search
- Beike (贝壳): the largest real-listing database; essential for benchmarking fair prices.
- Ziroom (自如): standardised, furnished, cleaning-included flats; foreigner-friendly.
- Wellcee (wellcee.com): built for expats and creatives; English UI; filter "Expat-friendly".
- Douban housing groups: great for direct landlord deals that skip the agent fee.
About the 城中村 (urban villages)
Historically the cheapest housing. But the 2025 "房票" policy is driving large-scale renewal in Huangpu and Tianhe — many units are being demolished. If you rent in a 城中村, your lease may end abruptly for construction. Note too that many 城中村 landlords won't help with the mandatory police registration.
Step-by-step: finding a rental
- Book short-term first. Reserve a hotel or service apartment for a week on arrival to leave time for viewings.
- Pre-register online. Use the NIA 12367 app or WeChat mini-program to file arrival info (live from late 2025).
- Search & filter. Use Beike or Wellcee; on Wellcee filter "Expat-friendly".
- View in person. Critical — watch for damp and mould from 回南天 (Huí Nán Tiān), the spring humidity (March–April).
- Verify ownership. Ask for the Property Ownership Certificate (不动产权证). Never pay a deposit before seeing it.
- Sign & pay. Sign the (usually bilingual) contract; pay "2+1" via WeChat Pay or Alipay.
- Register within 24h. Via the "广州公安" mini-program or the NIA 12367 app.
Key rule: register your address within 24 hours of moving in. Missing it can trigger a fine and block future visa renewals. Don't assume the landlord does it — do it yourself via "广州公安".
Guangzhou vs Shanghai
| Metric (Oct 2025) | Guangzhou | Shanghai | Gap |

| Cost excl. rent | $758 (¥5,400) | $1,128 (¥8,000) | GZ ~33% cheaper |
| Tap water | ¥2.55 / m³ | ¥3.45 / m³ | GZ ~26% cheaper |
Common mistakes & traps
- Paying before verifying. Fake "landlords" on 58.com or Douyin sub-let units they don't own. Always verify the 不动产权证.
- Ignoring 回南天. Guangzhou's spring humidity is extreme; ground-floor or north-facing flats mould badly in March–April. Avoid them, and ensure the AC has strong dehumidification.
- Missing 24h registration. Don't rely on the landlord — use "广州公安" yourself.
- Assuming fapiao is included. If your company needs a compliant rent invoice, raise it before signing; landlords usually pass the 3–5% tax to you.
- Not reading the Chinese contract. Even bilingual, the Chinese text governs in disputes. Have a trusted native speaker review it.
